This product is a powerful selling mechanism in challenging times. This is because your customer cannot lose!
Consider this scenario also. You can place your development units (up to 25% of a block) under option contracts against RICS valuation, before you even break ground. This would let you sell (with no agent fees) on completion of build (provided this was 3 years or later) to service your bank debt - even if buyers are scarce OR the market value has dropped since pre-build valuation. It’s often those last lingering units that prove costly in the end.
